Official declarative base

Your property's DGI value, at a glance.

The DGI scale is the official declarative base used by the Algerian administration to compute taxes, registration duties, gifts and inheritance. Enter your property — we explain its DGI value and what it implies.

Understand

Two references, two logics.

To properly value a property in Algeria, you must understand the difference between the DGI declarative base and prices observed on the market. They are not the same prices — and each plays a very different role.

DGI · Algerian Tax Authority

The official declarative base.

The DGI price is what you declare to the notary and the tax administration during a transaction. It's the minimum price recognized by the State to calculate registration duties, capital gains tax, gifts and inheritance.

This scale is officially published by wilaya, commune, property type and standing.

Market · Real estate listings

Prices asked by sellers.

Market prices are the prices posted in listings by sellers. These are asking prices, not confirmed sale prices.

A property listed at 25 M DA may sell for 22 or 23 M DA after negotiation. The market is therefore a positioning indicator, not an absolute truth.

Asking prices ≠ sale prices
Geography of the gap

The gap between DGI and market varies by wilaya.

DGI updates slowly, the market moves faster. Depending on real estate pressure in the area, the gap between the two can be very wide or more contained.

Tier 1

High market pressure

The gap between DGI and market price is the largest.

Major metropolises and highly demanded coastal areas — the market drifts strongly from the declarative base.

Tier 2

Medium market pressure

The gap between DGI and market price is moderate.

Intermediate wilayas (coast, North, highlands) — active market but closer to the declarative scale.

Tier 3

Low market pressure

The gap between DGI and market price is the smallest.

Algerian South and less dense areas — the market stays very close to the official declarative base.

What is the DGI value of your property?

4 short questions. We give you the estimated DGI value + detailed explanations of what it really means.

Étape 1 / 4 25%
Location

Where is your property?

The wilaya determines the market pressure tier — thus the applicable DGI/market gap.

Property type

What type of property and what surface?

The DGI scale distinguishes 5 main categories. The type fixes the price range per m².

Characteristics

What standing and what zone?

The DGI scale distinguishes three standings (economic, upgraded, upper) and three zones (residential, central, peripheral). These two parameters can make the DGI price vary from 1 to 3.

What this value means

It's the minimum declarative amount recognized by the Algerian tax administration for your property type in your wilaya. Below this amount, the notary cannot register the transaction without justification.

What this number is used for concretely

The administration uses this base to calculate several real estate duties and taxes:

  • Registration duties (at notarial signing)
  • Capital gains tax on real estate (at resale)
  • Gift and inheritance duties
  • Annual property tax (calculation base)

How we got to this number

Important: this is not the actual sale price

The DGI value is generally lower than the actual transaction price. Depending on your wilaya, the gap can be very large (Tier 1: Algiers, Oran...) or smaller (Tier 3: Algerian South).

When to consult DGI

Four situations where DGI is decisive.

Property sale

A notary cannot register a sale below the DGI price without justification. Knowing the DGI lets you set a defensible declared price.

Gift & inheritance

Gift and inheritance duties are calculated on the minimum DGI base. A good reading avoids tax adjustments.

Purchase negotiation

The DGI is the floor price recognized by the administration. Knowing it gives you a solid leverage to negotiate.

Capital gains & tax

Capital gains tax is calculated between acquisition and sale prices. A precise DGI reading optimizes your tax exposure.

Frequently asked questions

Everything about property DGI.

What's the difference between DGI price and market price?

The DGI price is the official declarative base used for tax calculations. Market prices are asking prices in listings — not confirmed sale prices.

Is the DGI price the actual sale price?

No. The DGI is the official declarative base, not the actual sale price. The true sale price sits between the DGI and the asking market price, after negotiation.

How often is the DGI scale updated?

The DGI scale is revised every 2 years. The current version covers the 2023-2024 period.

Does the standing affect the DGI price?

Yes, significantly. The scale distinguishes economic, upgraded and upper standing. The gap can be very large for the same commune.

How much does the simulation cost?
