Can I buy in Algeria from France without going there?
Yes, completely. The standard process is: live video tour, consular power of attorney (at the Algerian consulate in France) or legalized French notarial power of attorney, bank transfer of funds, signature by your agent at the Algerian notary. Count 3-5 months from first tour to authentic deed.
What changes if I have dual nationality?
Nothing changes for the purchase itself: any dual-national Algerian can buy without restriction. What changes is taxation: you may be liable for rental income tax in France (with the France-Algeria double taxation convention), and the succession aspect for your French children must be anticipated.
How much are notary fees in Algeria?
About 5-6% of purchase price, paid by the buyer. This includes: 5% registration duties on DGI value, 1% land registry inscription, 1% notary fees + VAT, plus administrative fees. For a 30M DZD property, count about 1.57M DZD in fees.
Can I finance the purchase with a French loan?
Yes via several channels: (1) Mourabaha France distributed by Chaabi Bank, BNP Paribas, or participatory banks — Sharia-compliant product without interest. (2) Classic French mortgage — few banks do it for an Algerian property, case by case. (3) Bridge loan on an existing French property. The majority (80%) of diaspora pay cash via savings.
What if I want to rent the property rather than occupy it?
Absolutely possible. Long-term rental in Algiers or Oran offers a 4-6% gross yield for a well-located apartment. DZD income can be converted and repatriated to France via your CEDAC currency account. We can also handle the rental management mandate for you.
